Check-in and Check-out Procedures

• Check-in is after the designated time. Enter the provided code to unlock the door.
• Before sharing check-in information, you must fill out and sign the rental agreement once your booking is confirmed.

Property Access

• All buildings at the resort feature elevators. Units are wheelchair accessible.

Policies and Rules

• Guest making reservation must be 23 or older.
• Absolutely no house parties. Family groups only. Should a group misrepresent themselves, they will be required to vacate the premises immediately without refund. Deposits may be refunded, rental refused, or occupancy discontinued if, in the owner's opinion, the tenant is detrimental to the property.
• Grilling is prohibited on decks, balconies, and directly adjacent to buildings.
• No fireworks of any kind are allowed.
• No pets allowed – resort policy.
• No smoking inside condo. Smoking is not permitted in any residence. A $150 fee may be charged for ionization if smoking in the property is detected.
• Trailers are strictly prohibited. Alternative arrangements for trailer or car hauler parking can be coordinated through property management.
• Tenant in possession, use, and occupancy agrees to observe and comply with all restrictions, laws, and ordinances affecting the premises or occupancy thereof.
• Tenant agrees that no acts shall be done which will increase the existing rate of insurance upon the premises or cause cancellation of any insurance policy covering the premises.
• Premises shall be used only for residential purposes, no animals, and for no other purpose whatsoever.

Fees and Payments

• A $250 security deposit will be temporarily held on your credit card for any damages.
• Accepted payment methods: Visa, Mastercard, Discover, or American Express.
• Cancellation/Deposit Refund Policy:
  • Cancel more than 14 days before arrival: full refund.
  • Cancel 14 days or less before arrival: forfeit 100% of the rental fee.
  • All cancellations must be made by phone (855-44-SWEET). You cannot cancel a reservation online.
  • The company reserves the right to cancel the booking for any reason. In this instance, all monies paid will be refunded. The company is not liable for other costs incurred.
  • The company is not liable for loss or delay incurred by fire, flood, terrorist activity, political unrest, strikes, riots, war, technical or weather problems with transport, adverse weather, or any other event beyond their control.
• Reservations do not include expenses and items not mentioned, such as transportation, tips, meals, insurance, telephone calls, and other personal items.

Parking Information

• Free parking is provided for one car per unit.
• Public parking and a trolley stop are available at the bottom of the hill for a nominal fee.
• Trailer or car hauler parking is strictly prohibited. Alternative arrangements can be coordinated through property management.

Utilities and Amenities Access

• High-speed internet (WiFi) is provided.
• Amenities include free Wi-Fi, cable TV, and local phone service.
• Sheets and towel sets are provided for your stay and are not changed out during your visit.
• In-unit washer and dryer provided. A single-use box of detergent is supplied; guests may bring extra as needed.
• Basic cooking and kitchen amenities are provided, but specialized items such as a wok, rice steamer, or crockpot are not.
• The property features both an indoor and an outdoor heated community pool. The outdoor pool is heated typically in April and May, depending on outside temperature.
• The resort offers picnic areas, outdoor grills, and a variety of outdoor activities including tetherball, volleyball, horseshoes, two playgrounds, basketball, shuffleboard, and a quarter-mile walking trail on a five-acre green space.

Safety and Emergency Information

• Clients using the swimming pool or other facilities do so at their own risk. Injury, damage, or loss to the client’s property is the client's responsibility.
• Tenant assumes all risk of damage to personal property (of both landlord and tenant) during use and occupancy.
• Tenant assumes all associated risks and agrees to hold landlord harmless and indemnify landlord against the same.

Other Critical Details

• The property participates in the Xplorie activities package, offering one ticket per day of stay to select attractions. No timeshare presentations or mandatory purchases are involved.
• The resort is located on Plaza Drive between traffic lights 0 and 1, directly behind Country Tonight in the entertainment district. Trolley service is available to local attractions for a nominal fee. Dollywood, softball fields, and The Island are approximately 2 miles away.
